Deposits
To secure an apartment, a deposit typically equivalent to one month's rent (depending upon your application) is required. Once the deposit is paid, the applicant is committed to the apartment and the apartment is taken off the market. The deposit will be forfeited if the applicant does not take the apartment. If the application is not approved, the deposit will be returned. The security deposit is held in the HM Property Management LLC Escrow Account until the lease is terminated.
The tenant will receive the deposit plus interest (if applicable), less any deductions, within 45 days of the termination. Deductions will be itemized on the deposit return form (deductions due to damage, additional cleaning, trash removal, etc.).

Move In
Leases begin at 12:00 pm. on the first day of the lease. In order to be given keys, the first month's rent must be paid, all tenants must have signed the lease and all original Guaranty Agreements (if applicable) must be returned to the office.
Tenants are given a Move-In Inspection form with the keys which must be completed and returned to the office within 5 days from move in. Any damages in the home (such as a scratched counter top) must be documented on this form. It is very important to return this form. Any damages found in the home after the tenant(s) has moved out will be charged to the tenant(s) unless they were recorded on the inspection form or reported to maintenance for a work order.

Subleting
You have the option to sublet your apartment. The following procedures must be followed to sublet:
1. It is the tenant’s responsibility to sublet the apartment (Show, advertise, etc).
2. The new tenant must complete the application process just like the original tenant.
3. The new tenant will be required to pay a security deposit equivalent to one month's rent. The deposit
from the original tenant and the new tenant will be held until the end of the lease term.
4. The original tenant is still responsible for the lease and if the new tenant fails to pay rent the original tenant will also be held responsible.
5. The original tenant’s account must be current before the apartment can be sublet.
6. The sublet fee, as specified in the lease, must be paid before the new tenant can be added to the lease.
7. The original tenant must return the keys to HMPM. Do not give the keys to the new tenant.
8. All paperwork, including signatures from the guarantor if applicable, must be completed before the keys will be given to the new tenant.
9. The new tenant agrees to accept the apartment “as-is”.
10. The lease will automatically renew at the end of the term. The original tenant has the option to be removed entirely, but must provide this request in writing in accordance with the termination requirements of the lease agreement.
