Once you have called in your emergency YOU HAVE 24hrs TO FILL OUT THE MAINTENANCE REQUEST FORM ONLINE! 

PLEASE NOTE:

For medical, fire or police emergency call 911immediately.If you smell gas, please exit your unit and immediately contact the gas company using the information that you were provided at your move in.
 
By calling the Emergency Maintenance number you acknowledge that you will be charged$125.00 per request if the issue is not an actual emergency or the issue was caused by the tenant.

Before calling, please note that Emergency Maintenance items may include but are not limited to:
  • Total loss of electrical power not caused by outages from the electric company.
  • Burst plumbing or flowing water.
  • Security problems including but not limited to broken locks, broken glass, etc...
  • Loss of heat when the outside temperature is below 40 degrees  or loss of air conditioning when the outside temperature above 95 degrees.
  • Sewer back-up.


Heating & Air Conditioning  Before contacting emergency maintenance:
  • Check your filter to insure it is not clogged.  If it is, replace it, leave your unit off for 1 hr, then turn it back on.
  • Check your circuit breaker box for tripped breakers.
  • Contact DOMINION VIRGINIA POWER  and check for outages in your area.
  • Contact the gas company with the information that you were provided at your move in and check for outages in your area.
For emergency maintenance regarding Heating & Air Conditioning, please call: 804.687.8348 Be sure to provide your full name, telephone number, address and details of the emergency. (Blowing, but not hot or cold, Not blowing at all, etc...) Once you have called in your emergency YOU ARE STILL RESPONSIBLE FOR FILLING OUT THE MAINTENANCE REQUEST FORM ONLINE WITHIN 24 HRS!
